1. General Information

These Terms & Conditions apply to all bookings and stays at Villa Tarca, located at Via alla Chiesa 32, 23823 Colico (LC), Italy. By confirming a reservation, guests accept the following terms, designed to ensure a pleasant and transparent experience for everyone.

2. Booking and Payment

A booking is considered confirmed once a deposit or full payment has been received, as specified during the reservation process. The remaining balance (if any) must be paid prior to arrival, according to the rate plan agreed at the time of booking.

All prices are in euros (€) and include VAT unless otherwise stated. The guest is responsible for any bank or transfer fees.

3. Cancellation Policy

Cancellations must be made in writing via email to villatarca@gmail.com.

• Free cancellation: up to [X] days before arrival (specify exact policy or platform rules).

• Late cancellation or no-show: the full amount may be charged.

If the stay must be cancelled due to unforeseen circumstances (e.g. illness, travel restrictions), Villa Tarca will make reasonable efforts to offer a rescheduling option, subject to availability.

4. Check-In & Check-Out

• Check-in: from [15:00]

• Check-out: before [10:00]

Early check-in or late check-out may be possible upon request and subject to availability.

5. Use of the Villa

Guests are kindly asked to treat the property, furnishings, and surroundings with respect. Any damage or loss caused during the stay will be charged accordingly.
The number of guests may not exceed that stated in the booking confirmation. Parties, events, or loud gatherings are not permitted without prior authorization.

6. Pool and Outdoor Areas

The private pool and garden are for the exclusive use of registered guests. Please use caution, especially with children, as there is no lifeguard on duty. Swimming is at guests’ own risk.

7. Liability

Villa Tarca and its owners are not responsible for accidents, injuries, or loss of personal belongings occurring on the property. Guests are advised to secure their own travel insurance.

8. Pets and Smoking

Pets are allowed only upon prior request and approval.
Smoking is strictly prohibited inside the villa and bedrooms.

9. Force Majeure

Villa Tarca shall not be held liable for cancellations or service disruptions due to events beyond its reasonable control, including natural disasters, pandemics, strikes, or government restrictions.

10. Governing Law

These Terms & Conditions are governed by Italian law. Any dispute shall be subject to the jurisdiction of the Court of Lecco (Italy).
